How do I schedule a tour?

Can I apply before touring?
We recommend touring first. If you prefer, you can apply any time using the Apply Now link; we process all applications uniformly.
What are your application criteria?
One application per household. We verify identity, income, credit history, rental history, and run a lawful background check. Criteria are objective and consistent with the Fair Housing Act. See full details on the Apply page.
What is due at lease signing?
First month’s rent plus a security deposit up to 1.5× the monthly rent (Michigan cap). We do not require a separate prepaid “last month.” Example: at $1,500/mo, the max deposit is $2,250.
Do you accept housing vouchers (e.g., Section 8)?
Yes. We consider all lawful sources of income. Voucher holders follow the same screening steps, and the property must pass the required inspection.
What’s your pet policy?
Cats only, up to 2 with approval. Pet rent: $25/month per cat. No separate pet deposit beyond the standard security deposit cap. Dogs are not permitted at this time. Assistance animals (service or support) are not pets and are not subject to pet rent, fees, or deposits. Tenants remain responsible for any damage beyond normal wear.
How long is the lease term?
Standard term is 12 months, unless a listing states otherwise.
Which utilities are included?
See each listing. Most homes: tenant pays gas, electric, and trash; owner pays water.
How do I request maintenance?
Submit a request on the Resident Resources → Maintenance page (photos help). For emergencies (active water leak, no heat in winter, gas smell, electrical sparking), call [emergency number] immediately.
How fast do you respond to maintenance?
Targets: urgent within 24 hours; routine within 72 hours. We’ll keep you updated until resolved.
Do you charge an application fee?
Yes—disclosed on the Apply page. It covers screening costs and is non-refundable once processing begins.
